WHAT IS WHITESTONE WOODS?

Whitestone Woods is a 4-season private cottage resort designed to make the dream of cottage living more affordable and accessible. It sits on 600+ acres of pristine Ontario wilderness, just 30 minutes from Parry Sound and 2.5 hours from Toronto. At the heart of the property is 74-acre Quinn Lake with a sandy beach, perfect for swimming, paddling, fishing, and relaxing.

Unlike traditional cottage ownership, Whitestone Woods offers a turnkey, maintenance-light lifestyle: you own your park model and a designated site, so there’s no need to worry about things like septic systems or road maintenance, which is all covered in your monthly resort fee. The community is surrounded by 10,000 acres of crown land, giving owners direct access to endless hiking, ATV, and snowmobile trails.

The resort is being built in phases, and early buyers get to join the Founder’s Club, which means first access to premium sites and exclusive pre-construction pricing that won’t last. Future amenities will include a pool, clubhouse, sports courts, playgrounds, and more. In short: Whitestone Woods is your cottage escape — without the cottage price.

Occupancy & Fees

  • The park is accessible year round, meaning you are able to access your unit at any time of year. We do a provincially mandated 'water shut off' from January 15-March 15, but during this time you can still access your unit and use our heated shared facilities.

  • Site fees at $800 per month fr the first two years, after that they will adjust to usage. They cover common areas, road maintenance, and resort amenities. 

  • Beyond site fees, the only costs are hydro, propane, and personal upgrades.

  • No, you cannot list your Whitestone Woods address as your permanent address and must vacate for 2 weeks of the year.

Park Model Construction & Features

  • No, all sites come fully serviced and ready, and also include a deck.

  • We work with top park model manufacturers, offering a range of layouts and sizes. These include: Fairmont, Elevation, Northlander, General Coach, and more. 

  • Yes, they’re built for year-round use. Skirting and heated underbellies are recommended, and insulation is already built-in.

  •  They’re factory-built in climate-controlled facilities to Canadian CSA Z241 standards, with insulated floors, walls, and roofs.

  • Typically 38–45 feet, with up to 3 bedrooms in some layouts.

  • The resort has central laundry facilities for your use, we cannot permit washer/dryer in your unit due to regulations. 

Amenities & Lifestyle

  • In the first year you will be able to access our new, extended sandy beach, brand new dock, grass volleyball courts, hiking trails, non-motorized boats and water activities. 

  • Founders Club get first pick of premium sites, lowest pricing, and long-term perks that won’t be available later.

  • Yes, Whitestone Woods is pet friendly, but all pets must be on leash or in secured or designated areas.

  • Yes, but guest passes are limited and must be run through management to ensure safety for all.

Location & Access

  • Just 30 minutes from Parry Sound and 2.5 hours from Toronto.

  • The tranquil Quinn lake is 75 acres, of that, 74 acres are owned by Whitestone Woods. There is a small portion of the waterline that is privately owned, which is all rock cliff, meaning there is limited-to-no-access from this. While we cannot say it is technically private for this reason, it is virtually private for all your intended purposes.

  • Direct access to 10,000 acres of crown land for ATVing, snowmobiling, hiking, and more.

Long-Term Ownership

  •  Yes, you can sell it just like any other recreational property.

  • No, you fully own your park model and occupy your chosen site.

  • You’re buying into a growing community in booming cottage country, with Founders Club members enjoying the best prices and premium sites.
